I’m Antoni Pestka. I help people finance homes and investment property.
I’m a mortgage loan officer based in the Phoenix area, and an Army veteran. Before mortgages I spent my career in technical sales and consulting across cybersecurity and IT. Most of that work was reading the fine print carefully before someone else had to pay for missing it. It turns out that is most of this job too.
I work on two kinds of loans. For homes you’ll live in, I originate conventional, FHA, VA and USDA loans in select states. Outside those states I can introduce you to a licensed colleague at NEXA Mortgage, LLC. VA loans matter to me personally. A lot of veterans never use the benefit, or use it without knowing how it works, and that is worth fixing.
For investors, most of what I place doesn’t fit the agency box: DSCR loans that qualify on the rent, bank-statement loans for business owners, bridge and fix-and-flip financing, and loans for buyers without a US credit file. Non-QM is a different set of documents, not a lower bar. The underwriting still happens. It just looks at what’s actually there.
If your file fits the ordinary box, that’s usually the simpler answer, and I’ll tell you so.
